Back to Basics in AtlantaIn the Atlanta Real Estate Market there are several voices telling Real Estate agents what to do.  Some are suggesting discount brokerages, which have seen their business dwindle to its lowest level (in terms of market share).  Others claim that the internet is the ONLY way. I've been on the internet now for 6 years and I can tell you, that an internet only business is not a business.  I strongly disagree with a certain well known blogger on this topic.

Nope, it's back to basics... but in a smart way.

First, focus on your clients and spher of influence.  Yes, it's cliche.  Yes it works. Oh and by the way, it's about 100 times more rewarding.  Which would you prefer?

Out of state buyer who has visited 8 real estate websites and most likely does not understand a real estate agents role or a referral from a past client? 

Secondly, List to last.  This is the one that most people are saying doesn't work in our market.  Let's think about this one.  What are buyers looking for?  Homes for sale.  Do you think that maybe, just maybe, having homes for sale that a buyer wants, may incline them to call?  You've got to have listings to get more buyers and *gasp* you may have to answer the phone.  Buyers want more than just the MLS plastered on your site.... assuming they aren't working with their neighbor.

Last but most important, SERVICE.  This is a service profession.  We can talk about skill and what it takes all day, and it's true, a more skilled Real Estate Agent is worth more than the average commission.  However, SERVICE is why people will refer you and why people use Realtors.  Most consumers think they could do this business themselves but prefer to have the service.  So take the numbers to your presentations but don't full yourself. If consumers wanted "THE BEST" they would never consider for sale by owner or discounted commission.  Furthermore, there would be about 80% less Real Estate Agents in the market.

This year I am way ahead of where I was last year in terms of production.  What's my secret?  I'm focusing on the basics... that is, I'm focusing on what counts, my past clients and spere and delivering service.

Joshua, back to basics is the thing to do, calling your sphere, mailings to your farms, networking, FSBO's, Expireds, etc, etc.  Stay with the net too as that is where everyone begins looking.

Moderation in all things.

The internet is certainly not going away, but it will remain a personal business.  Ignoring any reliable source of contact is going to cost an agent business.

Joshua, I'm with you.  Having a web presence is only one of many elements for a prosperous real estate business.  Those looking for a gimmick will not make it in this market - or any market for that matter.

Real Estate is definitely a "people business."  Often, we forget that because we are surrounded with so much technology and the promise of reaching more people and making more money.  In our remote market, internet is an important component in letting buyers find you -- but as with any business, you need to be connected to your prospects and clients in many different ways.  A face to face with a prospect and a handshake are far more effective in building client loyalty than your website. ~Evelyn

Nice Post Joshua.  Man, I totally agree. 

I think the perfect balance is "web centric -- with real world contact".  So, you've gotta have all your web stuff right, bot it won't do you any good without all the basics in place.  At Inman SF, one of the panelists said "a blog won't fix a crappy business".  What she meant was that "web centric" probably won't do anything for an agent who's not doing the basics.
