Preparing Your Home To Sell - Set the Stage

 NOW'S THE TIME TO MAKE YOUR HOME SPARKLE!!!

You've heard it before and you know it is true! You only have one chance to make a good first impression. The same goes for selling your home. A dirty and dusty front door, cluttered shelves and closets, smudged windows, and a host of other things will send the "wrong" message to a potential buyer about the care and maintenance that your home has received. 

Use the following tips and get it right the first time! Don't "burn through" a single prospective buyer because your home wasn't correctly prepared and "staged" to show at its utmost peak of performance. About 70% of the decision to buy or not to buy is made before the buyers ever get out of the car! 

  • FIRST IS FIRST! Clean and paint the front door. Make it sparkle!
  • GREEN MACHINE. Keep the lawn trimmed, edged, and free of everything that's not growing. Plant bright flowers in the spring. Put out terra-cotta pots with bright blooms.
  • NO PICASSO. Paint the interior and re-carpet if needed.
  • LET THE SUNSHINE IN. Open draperies and window treatments. Clean the windows. If you leave, turn the lights on so that your home is ready to show.
  • DON'T BE A DRIP. Repair all leaking faucets & toilets.
  • FIX IT. Make necessary repairs to loose knobs, sticking doors and windows.
  • TOSS IT. Remove all the junk from your garage, attic, and rooms that you are using as storage. Clean out your closets. This will make your home look bigger!
  • Your Bathroom!  Spruce up the bath by caulking where needed; then make the tub, sink, shower stall, commode, and counter tops sparkle.
  • NEATNESS COUNTS. Remove all excess furniture from bedrooms and use attractive bedspreads.
  • GET TURNED ON. Light it up! Illumination is warm and welcome.
  • THREE'S A CROWD. Pretty please, LEAVE if at all possible when you have a showing. A potential buyer might feel like an intruder and hurry through your home. The idea is to get them to linger.
  • MUSIC IS MELLOW. Set the stage; turn off the TV and have only soft music playing from a stereo or radio. Let's try and put the buyer in a good mood.
