Phoenix Valley and Mesa, Arizona ~ Sold Real Estate Data for January-July 2008

By
Real Estate Broker/Owner with Homes Arizona Real Estate LLC

Since January, I have been noticing more transactions closing and wanted to come up with some numbers to share so we can see and compare what is happening in our Mesa, Arizona and the Phoenix Valley.

I had bookmarked and today finally reviewed the video explaining just how to do a graph presented by none other than Jeff Turner. It's located in Google Docs, and after quite some time, I was able to turn out a finished product. I "tried" to figure out how to change colors for each month, but couldn't. I don't think I have enough columns since I was only focused on closed sales. I'm glad I spent the time figuring it out....it is a great tool.

Since the graph only shows in round numbers, I've given you the exact numbers of closings which are as follows:

  • January 2008 - 2869
  • February 2008 - 3416
  • March 2008 - 4255
  • April 2008 - 4812
  • May 2008 - 5603
  • June 2008 - 5724
  • July 2008 - 6005

Do you see a trend? I sure do. The graph is pretty cool even without the different colors. ;-)

Teri, I would think that the middle of the summer would be the slow time for AZ home sales but those numbers prove me wrong.  Looks like your area is recovering quite nicely!

It's not a game, it's your life.

Teri, you do the coolest things.  I grew up with computers and have a hard time taking on new technology sometimes.  Thanks for being a tech mentor for me to emulate.

Nice trend, huh? Have you noticed the pricing trends? I was going to do that one but haven't gotten around to it yet.

Teri... Why won't the mainstream media give us any positive information?  I'm glad to see that your marketing is moving in the right direction.

Good information and I will definitely have to check out the Google docs.  Must be good if it comes recommended by you and Candace.

Thanks for the positive news.  They should run a story like this in the paper instead of all the bad stuff.

Chuck, it is a nice trend. Well, let me know when you get the pricing trends up...I would love to see what they are. ;-)

Debbie, the media gets more attention with negative news! Our market is definitely doing better, AND more people move in than out...that's definitely a "good" thing." ;-)

Eric, thank you so much. I agree about the paper....but if enough of us post stats like this, and show the "facts," then "maybe" they'll pay attention. ;-)

Hi Teri: Everybody loves charts. I make up charts when I don't have charts just to post charts that make a point. Oh. But you already know that, heh. heh.

Your actual sale charts are promising news and a great upward trend, though. Stats don't lie.

Hey Teri,

Thanks for showing us that you can do a great chart and giving us the link so we can do it too!  I usually try to keep up with all of Jeff's tutorials, but somehow I missed this one.  I will be using this for sure on my Localism community posts, to let people know how our market is doing.

Your showing the trend in your market is a great visual for your potential buyers too.  Good job!

Susan, you're welcome. It's hard to keep up with all of the tutorials and cool tips, but I finally went back and tried this one. It was a lot of fun....Thanks so much,

I will check out the site. Its good to hear the numbers for AZ. I know people in CA are always talking about moving that direction. As for Summer heat, it is very hot, but correct me if I'm wrong you have varied climates like CA.

Lisa, it's a good resource...lots of cool stuff there. We do have varied climates, but it does get hot in the Phoenix Valley....mountain coolness is but an hour away. ;-)
