Met a young agent today (less than one year) who had just had a $675,000 all cash, quick close (under 10 days) blow up over a last minute property inspection. He was more than a little bummed. Couple comments started me to thinking. The first was "they said they could close in five days" and the second "the inspection was just a formality".

My thoughts are...

  1. You are representing your client. Comments aside be sure everything is written down and well documented.

  2. An inspection is NEVER a formality.

  3. Be a little suspect of all cash, quick close. In this instance 5 days is nearly impossible. But in addition two of the baser principles in sales are fear and greed. Making an all cash offer and using a quick close may be legit. But it may also be playing to the fear of your client loosing a great buyer that is paying close to full price in cash.

He did not share just what kind of inspection and what options were being used. He sounded a little confused as he indicated he thought that there should have been some negotiating and instead it was here... rescind it and no inspection documentation (sounds like option A to me and he did not understand the difference)

Point is, cool down, be a professional and know the forms, and the pressure points.

The newer agent needs to be taken to a farm. The farmer can advise him, "NEVER COUNT YOUR CHICKENS BEFORE THEY ARE HATCHED" You can't start counting you commission check until it has been deposited in to your account. And last, but not least an inspection is never just a formality!

Thanks Todd! I think I would add...you don't count your chickens just because youo have a rooster and a hen and they can produce x eggs a day so at the end of the month you have 30x chickens...lol

This agent was not from this area or MLS but they also had a listing here....

I was being sarcastic.  It seems as if I meet at least one new one every week.  However, I am not sure if it really affects the seasoned Realtors.  I guess that would open up a new blog.
