Go By the Contract

Agents ask me questions all day long.  And...I am expected to answer questions.  Goes with the territory. Usually I receive questions dealing withproblems connected with earnest money contracts. Well  I am a pretty patient individual and will answer these question more than once if you ask me to.  But usually by the 3rd or 4th attempt .... well I figure it is not because they are "Slow Learners"   BUT.....it is because they want to hear a different answer, or they simply don't want to take the time to find the answers.  This is when I give my pat response:

                                                   "GO BY THE CONTRACT"

 Now when I do this it is not because I am trying to avoid someone or tying to be rude. Instead it is because:

 

    1.There are basic elements in all  contracts that anyone receiving a license should know about no matter what. 

     2. I remember what my wife says to me when I ask a question that I already know the answer to... and she knows,  that I know.  She simply says "DQ"  and walks away. ( DQ = Dumb Question)

 Finally when legitimate issues come up on a contract and everyone is hollering "What do we do? What do we do? ( hyperventilating ) ...you guessed it I smile and simply say ...

                                                             GBTC

Then we may sit down together, turn to the paragraph that deals with the  problem at hand and we read what the paragraph says so that we can...

                                                         "Go by the contract"

Trey, I worked with a young man today that kept telling me he was stupid??? Ugh. I spent the most of the day convincing him he isn't. I hope there is no dumb question....but I understand your grief...how's the grandbaby? He is wonderful! Take lots of pics. See you Saturday????

You are right ..there is no dumb question unless you really do know the answer and try to get someone to tell you the wrong answer is right. or if someone is just to lazy and asks you the same question over and over and over.

Hi Trey,

For me, it all goes back to the original contract, that's the basis for the entire transaction. It's something I stress in my own office. When an agent comes to me as says "....?" I aways ask, "What does your RPA (contract in CA) say?" That's it.  I also teach newbies for my AOR and I try to empathize the same thing.

Also when a co-operative agent says to me, "you have to _______" I just ask, "please show me where in the contract it says that...". Bottom line, it's doesn't.

BTW, sounds to me like you have a really smart wife!
