 Instant gratification, we are surrounded by people who want to cut corners.

In a recent blog post I spoke of a couple who made an offer $65k under the asking price, because they didn't like the homes in their price range.

What happened to the times of working your way up to your dream home?

The 3 things I explain to young buyers before we search are,

  1. I don't want you to become mortgage poor. Stay within your budget!
  2. How long are you planning on living here? This is a stepping stone investment.
  3. We will try to find you a house that meets 75% of your wants or needs. Anymore than 75% is a bonus. If you can afford it, build a home with everything you desire.

When they start looking with these things in mind, Buyers understand that they can enjoy life and have a nice house. If a couple both have to work to make a mortgage payment and live a lifestyle above their means, we all pay in the long run...

So true!  And how about those 1st-time buyers who have barely scraped a little down payment & then go out & want the home to be recently remodeled, well located & much cheaper than other comparables.  I received a call the other day from such a 'customer'.  I commented that she wanted the perfect trifecta of price, condition & amenities.  If they're unrealistic, then I can't help them.

We want instant gratification and in Soooooooooooo many cases, WE GET IT!  Which makes us desire it more and so on.  Watch an old "Little house on the prairie" show.  My kids don't get it.

In your case, comprimise is the best route IMO.

I truly believe it's because on TV everything gets solved in an hour or less. On HGTV's Househuntes the find the perfect home in 30 minutes and show the people at the end enjoying their home 3 to 6 months later at the end before running credits...

Reality check!  Some folks are convinced that they can call the shots since it's a buyers market.  And, some are succeeding as an example for the rest.
