MRIS, the MLS for much of Maryland, has released market statistics for July, 2008.

Anne Arundel County home sales were down 31.6% in July, 2008 when compared to July, 2007.  This is the seventh consecutive month of double digit declines.  In July, 2008, there were 411 homes purchased in Anne Arundel County, compared with 601 homes in July, 2007.

Eight of my listings went under contract late last month and early this month -- it will be intersting to see how my own business aligns with sales numbers for August and September, when those purchases will be closing.

Please keep an eye out on this blog for updated statistics and charts for Anne Arundel County, as well as Annapolis.

I think the real number that tells the story is how much did home values drop?

To answer your question, in the 21401 Annapolis zip code, from July, 2007 to July, 2008, the average sold price for homes dropped 9.80% from $534,938 to $482,509, and the median sold price dropped 6.82% from $440,000 to $410,000.
