On A Street Where You Live......

A home is more than just a place to live it is also an important financial decision. Today my blog is going to review San Carlos and look at some sales data for the past twenty four months.

Here is what the data indicates per MLS (multiple listing service).

In June 2007 the average sales price in San Carlos was $1,145,000. From July 2006 to June 2007, there were 402 new listings.

In June 2008 the average sales price in San Carlos was $1,124,000. From July 2007 to June 2008, there were 403 new listings.

This data seems to indicate a relatively stable market.  The number of new listings entered on the multiple listing service during this twenty four month period was very similar for the two twelve month intervals.  The figures confirm that real estate should be viewed as a long term investment:  if you think you are going to relocate and sell within twenty four months it is wise to consider renting rather than purchasing.

This data shows once again that all real estate is local. It is important to know your "micro markets".  If you have a million dollar price point then San Carlos may be a very strong option to consider. Locals often compare it to "Mayberry"-it has a quaint small town feel with a vibrant downtown.
