Most consumers don't know what an Exclusive Buyer Agent (or Broker) is. In fact - most Real Estate agents don't know. NAR's defination is that they work for a company that never represents sellers -- EVER. This is in comparison to a "so-called" "Buyer Agent" who works both sides (for sellers and buyers) - and can get into conflict of interest situations

Exclusive Buyer Agents have the buyer's best interests in mind - and don't act as "salespeople" - but as unbiased consultants and advocates for the home buyer.

Dual agency exists in real estate so that large real estate brokerages can collect double
commissions. Real estate brokers call these huge commission windfalls “hoggers.”

Dual agency is an almost complete elimination of the services for which real estate
brokers are hired and adds unnecessary costs and vulnerabilities to each transaction. In
fact, the “dual” agent is not an agent at all.

Dual agency is more accurately described as a betrayal in that it involves no representation whatsoever and almost always involves the
abandonment of the client at key negotiating points in the transaction. If consumers were
properly educated in the risks associated with dual agency, most would never agree to it.
In a dual agency relationship the “agent” can’t do or say anything to the detriment of the
other party (except for statutorily required disclosures). That means no negotiating
advice, almost no checks and balances, and no representation.

Dual agency is probably worse than no representation at all because consumers almost never understand the
relationship, the incentives to their broker and the liabilities to which they are exposing
themselves. Even the real estate practitioners who provide this “service” rarely
understand the implications of this absurd relationship and as a result almost always mis-
disclose it to their clients.

However, other professions with sophisticated training in conflict management are barred
from dual agency. For example, in law firms dual agency is prevented through an
auditing system of conflict checks and by dedicating law firms to either plaintiffs’ or
defendants’ work. Dual agency is not only strongly discouraged among attorneys, it is
typically considered to be unethical and illegal.
