Has the Dallas market turned yet?
Mike, I would say our market is still stuck in neutral. July and August have actually been slower than June, and year over year in my "specific" maket sales are down 19%. Buyers are still at a premium here with increased foreclosures and excess builder inventory. I know Donald Trump says now is the time to buy, but it has been the time to buy for about a year. I wouldn't say exactly that we are at the bottom of this cycle in our market yet till I see an uptick here in August or September. It still feels pretty soft to me.
