Realtors, who's in your arsenol of influence?

I was inspired by a blog written by Collin County, TX's own, John Cannata with Reliant Mortgage, when he posted this blog to Realtors, "How to obtain more listings Part I". 

John went on to give some great tips and information on how to do just that. If you haven't read his blogs I would highly recommend them, they're really well thought out, informative and highly useful. Just the kind of information we like to read here on Active Rain.

This is not to say I didn't enjoy the blog or get something out of it because I did but I immediately noticed something was missing.  Hence, this blog...

There are powerful resources Realtors can add to their arsenal of influence. However, I don't think these "weapons" are on the radar of some Realtors. 

With all the ways and tools a Realtor may use to acquire more listings, how many have thought to use the following groups to help identify their target market possibly even before the client decides to sell? 

These secret weapons are also "real estate professionals" but not Realtors.

It is their job to make Real Estate;

  • look good
  • not leak
  • work well
  • smell pretty
  • stay green
  • function properly
  • get bigger
  • stand tall  
  • just to name a very few!

Often these are people who work regularly with home owners or on an "as needed" basis. They are often your first line of infantry when it's time to call in the home selling troops.  These are the weapons of mass construction that can help you reach your target (in fact they're probably already working to make your job easier) before the first buyer ready bullet has been loaded.  They often have the insider knowledge of when a home owner is getting ready to sell.  Call them spies if you will - but for the same country!

 They are Real Estate Service Professionals too and I'd like to call roll on a few: 

  • Home Stagers
  • Landscapers
  • Painters
  • Handymen
  • Contractors
  • Home Inspectors

Whether you've thought about it or not, these service professionals are often called before YOU are.

Do you know any?

Have you developed relationships with them? Networking goes both ways and we call you often, are you returning those calls?

Can you see how they can help you reach your target before you even know the game has begun? 

Get friendly with these troops, they're on the same team and they've already begun to make your job of fighting the good real estate fight easier.

I've worked hard at keeping people in my back pocket, and I'll have to start completely over when moving... I'll have to start with people my in-laws know, but that's not usually the best contact.  I agree that everyone should have at least a couple of each in their pockets.

Excellent post, Karen.  The attributes that you highlight in your blog lend incredible support in getting the home sold more quickly.  I would also add "photographer" to the list as they too can help make a home stand out.

Karen: Since I market directly to consumers as well as REALTORS (as many home stagers do) I am often asked for recommendations for listing agents from my home staging clients. So, beyond helping get the house in tip top shape so it is ready for the market, I am also a source of referrals to agents.

My client referrals aren't just any referrals - they are dream clients who are investing their time and money into getting their home prepared to sell faster. They are ready and motivated to sell.

Just one more reason having a home stager on your team, or in your arsenal, is a wise idea.

Karen you are so right on all counts.  I just wrote an article for an organization with exactly this tone.  We are all in the real estate business and would do well to join each other in these ventures.  What fun to be able to pass referrals back and forth.  And Realtors who are too busy to think about it are really missing out.  Good post as usual.

What you wrote here, "Too busy to think about it", that's a good point Terrylynn.

While we are all busy sometimes there must be time set aside to cultivate relationships with others for many different reasons for in the slow times it's those same relationships that can sustain,motivate and help us.
