Nehemiah Update:

Nehemiah deadline..... 

Hi Joseph....Just wanted to make sure that we are on the same page on your PS below......:)  

"PS: My lender said today that I can still qualify for the Nehemiah loan as long as it is LOCKED IN by October 1 -- it does not have to CLOSE by then, so we have a little more time if we need it."

LOCKED IN = FUNDED   

In order for a buyer to insure that the Nehemiah will be in place for him....the loan must be funded by October 1st. In order for the loan to be funded by October 1st, buyer must have contract in escrow by August 31st.  (Please be advised that this is a minimum time frame as it would behoove the buyer to grant time for the snags that may take place in the escrow process --ie. bank may need extra time to remove liens)  It has been through my experience with the REOs in escrow, that the escrow process takes longer than scheduled with submission of addendums to extend COE dates.

Julia, thanks for the post.  After reading it, and before commenting, I emailed my buyer a reminder to hurry up and get looking at houses!

Some programs that actually are helping are out the door and the programs that only help the lenders are coming in. Sad, so sad.
