I am just about to go over and meet a person at a condo complex who owns a condo which has been put on the market twice before by two separate agents in the last 200 days.

I had a very nice discussion with her about the condo she owns in Quincy. It turns out that the family has owned the condo for a very long time. However, in preparing her condo for the sale, the owner had recently painted the entire inside, had fresh carpet installed, and bought new stainless steel appliances for the kitchen. I thought her description of the condo over the phone was absolutely terrific.

I then did a little research on the condo in the MLS system. I wanted to see how the property looked inside and to see all of the work she had done in preparing the condo for the sale. I logged into MLSPIN to find it and low and behold the agent had take two pictures of the property. I thought what a bang up job the agent did. No wonder it didn't sell. I had to laugh, it looked like the pictures were shot from inside the agent's car. Hey why bother leaving the car if you can just roll down the window and shoot a picture of the condo from luxury of your driver's sSoeat. Well that sounds like nice work if you can get it.

Well, I am not sure about you, but I know all of my clients want to see the inside of any of the properties they interested in by looking on the Internet before they waste their time going to visit it. When I meet with clients and talk to them about getting their property ready to put on the market, I always tell that "perception creates reality". What I mean by this is that if the property doesn't look good online, then it will not get the people coming across the threshold to see it. If they don't come across the threshold to see the property, then you will get no offers. Period. End of story. Americans want to buy sizzle, not steak. Why do you think in business classes one of the 4 P's taught is packaging. If the property is not packaged and promoted correctly, it will not sell.

Well, I know I can do a better job than the two agents before me. I guarantee it.

The property happens to be in Quincy. Specifically, this condo happens to be in the 02169 zip code. I thought how great! I own www.QuincyCondoBuyer.com These two facts supported by my ownership of these two topical web sites will generate more leads for this 1 property than she has probably had in 200 days with these turkeys.

Well...Gobble Gobble. I am going to sell this condo and enjoy the whole check myself. I will even get out of my car to shoot the pictures of the property. I even plan on going inside and using my camera there too. Can you imagine?

The problem is though, unless you ADVERTISE those domains, they won't do you any good.  Domains like that don't get ranked on search engines because there is no consistent content.  And people wouldn't normally 'search' on a zip code...  It's more 'sizzle' than any reality marketing though, unless you believe your own sizzle!

I totally believe in my own sizzle. I spent 10 years in high tech doing sales and marketing.


I get the job done.

These domains are highly visited purely through organic search based on my own fame.

As long as YOU believe your own sizzle and you can make customers believe it.  

If you search on "Milton Massachusetts real estate", which is what customers ARE searching on, none of these domains can be found on the first 2 pages - only your AR link on the bottom of page 2.  

Custom domains like that ARE all sizzle, but they're not terribly effective in realty - that's all I'm saying.

I do about 90% of my business from the Internet, so something is working.

I think for naysayers like you, you should continue to pay for print advertising and let me know how that turns out for you.

I used the newspaper this morning. It made a great drop cloth while I was replanting the cactus on my front solarium.

 

The 02186.com is huge. People come up to me on the streets. Agents in town are in a quandry looking at  it.
