Wow good for you! sounds like things are picking up and quickly.

Steve, It's great that things are going so well for you in Las Vegas. Sounds like buyers are feeling more confident about the housing market.

There is still a lot of foreclosures coming into the market lisa...175 to as much as 250 new forclosures are estimated to hit the market per day...however, Las Vegas homes are wanted from people all over the world. Lets just hope the government does'nt totally do away with the DPA programs.

shirley...when you can get up to 50 - 60% off of prices from 2005-2007 that is BARGAIN-VILLE WHERE I AM FROM.

It's great to run out for a showing and write multiple contracts :) My buyers are not on the fence in any way shape or form!

Rene: we need to inform the public of this....The media is type casting Las Vegas real estate in the wrong light.

What exactly is a contingent sale? Can I purchase a home noted as contingent with a solid all cash offer?

David : Although 'contingent" can mean something needs to happen or take place for this sale to go through (selling a home, obtaining financing, confirming information, the moon turning blue), in real estate, the "status" of contingent often refers to a buyer made an acceptable offer on the home, but needs to sell their current home first.

These "contingent" offers usually have a "bump clause" in which another buyer can make an offer & if accepted by the seller, the first buyer will be served with a "bump notice" whereby they are given "x" days to either enter into contract on their current home or waive their contingency. Common timeframes for a bump clause can be 2 - 7 days.

Since the home is in contingent status...the seller is has accepted the offer and the home is not being offered for sale at this point.
