Here is July 2008 Real Estate Market Activity for the Enterprise Alabama, Fort Rucker & Wiregrass area.  Each month I will highlight the current market condition and changes so check back often to stay informed or you can subscribe to the monthly Market Report for the Ft. Rucker, Enterprise and Wiregrass area.

 

During the month of July there was 113 homes listed (159 last month) in the Wiregrass MLS. The average list price was $185,544 up from last months $166,865.  Single family homes accounted for 94 of those listings, 10 were town houses and 2 were manufactured homes.  The other seven homes were subject to lease.  The Wiregrass MLS (WBMLS) total Dollar Volume for new listings in the month of July was $20,966,504 down from $26,531,563 the previous month.

During July 2008 - homes in the Enterprise AL and the surrounding areas average sale price of the Wiregrass MLS listings were $185,544 (an increase from last month's $143,917) with a median price of $139,500.  The total Dollar Volume of $16,571,317 reflected homes sold during the month of July 2008 in the Wiregrass area.

July 2008 yielded 91 homes sold (up from 65 in June 2008) - which means that ownership changed hands and the new owners are listed on the tax records recorded at the Coffee County Courthouse. The average selling price was $182,102 and the median selling price was $175,000.

The Average days on the market (DOM) for the month of July 2008 was 139 days compared to 115 in June 2008.

Current Conditions as of July 31, 2008:

Active listings: 735                 Pending Listings: 110            Subject to leases: 19

 

The Absorption rate in the Enterprise / Fort Rucker and the surrounding area is 49 weeks or approximately 12 months of inventory if the current conditions remain unchanged and continue to sell at 15 homes per week.  The absorption rate in June 2008 was 34 weeks averaging 23 homes sold per week.

An absorption rate is the ability of the real estate market to sell off all of the houses that are for sale in Enterprise / Fort Rucker and the surrounding area of Coffee and Dale County.

 The Definition of Absorption Rate:                

Number of weeks it takes to sell the current inventory at the present rate of sales.
