Latest figures (2nd Quarter 2008) have been released for our local housing market for Stark County Ohio. General trends include:
On scale of 1 through 5, the slider is slightly to the left of center indicating a continuing Buyers Market.
The average selling price dipped slightly during the second quarter, but is forecasted to trend upward.
The # of homes on the market increased substantially and the 3rd qtr is forecasted to remain similar.
The # of homes sold rose by about 50% over the first quarter and is expected to trend downward for fall.
The # of new homes built rose. That number is expected to go down with end of ideal weather conditions.
The average days on the market has decreased, and is expected to increase during the next quarter.
New jobs have been added in the Stark County labor market, with a corresponding decrease in the average monthly unemployment rate.
These favorable conditons and mortgage rates seem to indicate it is a great time to buy a house.
All real estate is local. We have 22 separate and distinct areas in our local CRISMLS, each with differing statistics. Eash of those separate areas are also comprised of multiple communities with still more differing statistics.
Please never hesitate to call for more specific information about your own neighborhood.
