This one needs a little Decor updating, but nothing major.  The "As IS" refers mostly to a unique law that Louisiana has that allows a Buyer to purchase a home and live in it for up to a year after closing and if they should discover something about the house OR neighborhood that would have altered their opinion about the purchase, they have the right to go back on the Seller to repair, replace, or buy back the property.  It is called the Writ of Redhibition.  When Sellers sell property "As IS" that means the Buyers have to complete their inspections prior to closing, negotiate repairs needed prior to closing, because once the closing takes place that property belongs to the Buyer and it has no warranties on it.  Very few Sellers are willing to sell any other way.  Only new construction will be sold with home warranties by the builder.  Most of the time the Seller will provide a commercial home warranty, but they will not personally warrant the property.  Hopefully this is clearer than Louisiana mud.  HA!
