With soft market conditions in the Birmingham/Bloomfield area, buyers are few and far between.  Of course, I have more listings than I can count.

Recently I've signed up two new purchasers.  It just so happened that both of these buyers wanted to go out today to look at homes.  I showed 9 homes in the late morning/early afternoon and another 8 homes this evening. 

Wow, I'm POOPED! 

A few years ago, when the market was stronger, I can remember showing over 100 homes in a week.  The pace was grueling but it was such a high. 

I think its funny how something that was once so exhilarating, today is a real killer.  I'm sure I was just as tired back then, I just didn't realize it.  My exhaustion is partially physical, due to late nights on AR.  However, it's also psychological.  I'm acutely aware how critically important each transaction is! 

Funny how things change!

And some people that think Realtors don't work hard enough! Hopefully they will actually buy something so you can get paid.

I feel your pain... not physically of course because I don't show houses, but I somehow feel like I am working 3x as hard in this market for 25% of the business that I had 2 years ago.

Be thankful you have 2 buyers...they are like tickle me elmos these days.  or gold, whichever comparison you prefer.

I showed 2 condos today. i try to limit showings to 3-4 units at a time when we are out the first time. i was going to catch up but got a call from the site at 2pm and it was a Saints linebacker who most likely made the team. He said he could could meet me at 4pm. Set up the two. I knew where his starting price was but I needed to get an idea of what he really wanted. i wnated face time also to get him hooked on letting us sell hem something. While we were waiting for another agent we looked at the courtyard and lobbly of one next door. he liked that one. We are moving up the price scale and have 3 to show him tommorow afternoon.

Two buyers is great and I understand completely the fatigue.  Four years ago during our feeding frenzy, it was nothing to write an offer on the hood of the car and present it at 10:30 PM or 6:00 AM on Sunday to be first in line.  We KNEW if the offer was accepted the buyer would not back out for any reason.  They knew better than to let go of a house when there was no guarantee they'd get another.  Today, you can show 100 houses to the same buyer and they still want to find the "perfect" one.  OR you can get to the inspection and because the seller won't change switch plate covers, the buyer wants to move on (I'LL BUY THE COVERS, THANK YOU!).  It's hard not to feel tired when there's no guarantee of fruit from the tree you are trying to pick!

I'm primarily a listing agent but work with buyers once in awhile for a change of pace. On Tuesday I showed 16 homes to a young couple relocating from Colorado to Las Vegas, in 100+ temps. No offer yet, but at least we've got it narrowed down to three.

The experience definitely gave me an appreciation for what EBA's go through, and also gave me some great perspective on our available inventory that I can use in future listing presentations.

You might want to consider virtual tours. I work with an agent who requests that potential buyers view the virtual tour before she shows it in person.
