Are Home Buyers Getting Back to Basics?

I recently signed on with a new client in the City of Menifee. The home is very new. Just built in 2006. My client is a traditional seller. Not a  short sale and not a bank owned transaction.

This home is absolutely fantastic. But my initial thought was even though this home is outstanding and impeccably decorated, how in the world am I going to get buyer's into my Open Houses?  Buyer's want deals right now. But I decided to face the challenge. We priced the home very reasonably and very competively with the new homes currently under construction (The Meritage Sagemore homes located just off the 215 frwy in Menifee).

So I ran my traditional ads as I do for all my Open Houses, set up my signs within the neighborhood and crossed my fingers that buyers would not only attend my open house, but that their breath would be taken away. Afterall, this home is in a beautiful and private cul de sac location with a humongous lot. Large enough for a pool. Not to mention, fantastic views everywhere.

Much to my surprise, not only did I get a great turn out but I also had some very positive feedback. As it turns out, buyers are getting tired of waiting around for their short sale offers to be accepted and are tired of losing out on bank owned homes because their bid wasn't high enough. So with this said, I'm optismitic that I can actually serve my client very well.

One person that attended my open house said that they also looked at the new homes being built and they liked the idea of buying a home in Meritage Sagemore but is already in on an established cul de sac. No dusty streets and work trucks to contend with, Not to mention all the upgrades are included in the price!!

Whala..I think I'm onto something here. Maybe homebuyer's truly are getting back to basics!

Well i sure hope so Sherry. I once did a loan for a close friend of mine and it took almost a full month from doc signing to close because the escrow couldn't finalize their HUD package. Try explaining that to a buyer. I still think i'm lucky he was my friend and trusted me. Other buyers may have been long gone because you're obviously the one who looks bad when closings take long.
