Hey Ray,

I'm not sure we have something similar here. I think our buyers don't care whether its a HUD home or not...they are looking to make a good deal and they are still under bidding anything on the market.

Hi Ray, Long time no chat!  I hope you are doing well!  We don't really have HUD homes in my market, but my friend, Frances Flynn Thorsen, has done a lot of work with those when she was in PA. Good luck with this program; we'll be looking for an update down the road :)

Hi Ray,

I guess that HUD is finally stepping up to the plate to move inventory.  Glad to see that there's some progress on that side of things.

Hi Ray, it is hard for a buyer not to look at these programs offered by HUD.  The other side of the coin is the homes are already bargain priced and they throw in this type of financing and it is like hitting the equity lotto!  Nice post Ray.

Yes, hope that many colorado home buyers can take advantage of it, for some time I thought that FHA loans will die with the programs that conventional lenders had, but now I am seeing that FHA is reviving and is coming very strong.

I miss the good people here, I can imagine that I have missed many great blogs from you, but it is too much. FHA has many advantages and Conventional has some others too, we need to find always the good side of the coin as Gary wrote LOL :)

they should take the advantage :P Colorado is ok in some areas, but some other just I see many short sales these days, so still is not so good for sellers, but if is not so good for sellers in some areas, it is good for buyers :)  or viceversa.

I think the $100 incentive is great. And it's good for 203k's too, in case there are appraisal issues, there is potential to convert it to a 203k and still do the $100 down. Great deal for the buyer either way. Do you see many HUD homes being sold for more than the list price?

Yes, I have seen many homes sold above the listing price and one of the reasons that I think is because buyers want to take advantage of the $ 100 and they are competing each other and want to win the bid :)
