Are real estate agents supposed to SELL HOMES any more ?

I am posting this blog in response to a  post by an agent in MD  about how short sales do not work and only help the banks, the agents but  not the homeowners !!!!

My take on that:

We are sales people , not financial planners , not attorneys or accountants. We are here to sell homes

Let's not loose sight of that .  We have to do that trough a bust market just like we did trough a boom market.  The more homes we let go to foreclosure the worse the market will be .... and that hurts everyone.

Is thinking like this that got us in this mess in the  first place. We couldn't put a stop or regulate the insane lending; now we can't put the brakes on the foreclosures.

Banks could,  but they desperately need some fresh thinking and some executives with some smarts and some guts !!!

Forget the fancy degrees and so called "experience" ....  bring some people with some common sense to the table.

Sometimes the short sales work, sometimes they don't. Remember this is all new for everyone ( least at this scale )  However it is not wise to just refuse to provide service when needed. 

We were all competing to help  people buy these homes a few years ago!!!!

Sellers are asking for  the short sales. Guess what?  They can stay longer in the homes while the process of short sales take effect and they aren't as upset and depressed about it as  they see some light at end of tunnel and some hope.   Some  homes will sell and when they do everyone wins....  we all know what happens with the ones that don't . They end up being the eyesore of the neighborhood bringing the rest of the values down into the dark whole of no return.

This process all started with the few investors that were advised by "some  wise agents " to walk away  from their investment since it went down in value.   2 to 3 of those in 2007 turned into 20% to 30 %   of the entire neighborhood by 2008....

I think we all need to do less advising and more of what we were supposed to do ! SELL HOMES !!!!!

Spokane Washington Real Estate Expert Hey Elena, nice to hear from you. I think there are goods and bad in this economy. For every loss by a homeowner or bank there are now a large pool of investors  and flippers who will improve th property and resell it so we have a checks and balance system. it will work itself out and as you said the key is making the right choices.

Elena, there are benefits to the sellers regarding short sale vs. other solutions.  Now that the waiting time for FNMA loans is five years from the date of foreclosure and having to put 10% down until seven years go by makes a short sale even more desireable.

I like your viewpoint that overall, sellers are less disheartened when going through a short sale vs. a foreclosure, that's an important aspect to consider. Most important, though (and I think what the MD blogger was getting at) is to do what's best for the homeowner, whether that means a short sale, a foreclosure, or whatever, but not to do a short sale for the sake of selling a home and getting a commission.

Ross, great to hear from you too. Yes short  sales create an opportunity for affordable housing.

Erica,  I think we all have to put the "shrink" hat on , sometimes . least what you had to listen to was a "good" fight... least they want to buy something. :)  I think they just need some guidance from you  as to what is best so you have to give them some pros and cons about new vs. resale homes.

Mark,   the benefit is credit won't be as bad  .... for some peopel with no job that is the best for now.

Carey , We owe fiduciary duty to our clients so doing what is best for them is part of  our duty.   I wish we would view every listing as a marketing transaction than just a sale. ( so we don't have to atach the commission image to every transaction ).   What I am trying to say here is that it would be best and prudent  to have the client make a decision about the short sale vs foreclosure vs loan modification with their accountant, attorney or financial advisior.  We are here to market and sell if that is the best solution for them. 

Some agents tell their clients to just walk away..... that kind of advice is what scares me.... 

ps . Short sales are not for every agent; they are complicated and you are at the mercy of the negotiator ;  My guess is  that 50 %  of the time the transactions don't work out. That is the reason some agent don't want to bother with it.

With the way Popular Mortgage is handling a short sale that my buyer is purchasing, if I were the listing agent, I wouldn't talk them out of filing bankruptcy first, living free for another few months and then walk away.  Otherwise, when will these banks learn?
