How Twitter can set you apart from the competition when listing a home

Yesterday I was out on a listing appointment and I began sharing with the couple how we market their property, our strategies in selling their property, and what price to list at. We were the third agent the couple had interviewed for listing their property. Since I knew ahead of time they had already interviewed other agents, I knew we would have to use something to wow the buyer in our presentation. So, earlier that morning while I was sitting in a Doctor's office with my grandparents, I started writing to my twitter account about my dislike for Hospitals & Dr.'s offices. And that is when it hit me!

The bright flash almost blinded me as the lightbulb went off in my head. I had my new WOW! factor for my listing appointment. So, when we sat down, began our presentation, I shared my normal stuff about writing blogs, posting on websites, etc. Then I pulled out the big gun and shared my newest marketing idea.

I said to the sellers the following:

"One of the newest pieces of techonology will allow me to begin marketing your property on the internet where more than 80% of all buyers begin their search before I even pull out of your driveway."

The sellers eyes lit up like Christmas trees. Of course with a bit of hesitation Mr. Seller asked, "How will you do that Jeremy?"

"Well, it is a rather simple process...You see my cell phone has a built in camera. I will be taking a picture of the outside of your home with it. Then, I will upload the picture instantly to my an internet server with the caption, "Just Listed, $329,900 and the address." Because I have been actively a part of several real estate networks, your home will be instantly seen by hundreds possibly thousands before I even return to my office!

While these sellers are hesitant on making any decision, I feel confident they will be contacting us in the next few days to list their home because of this feature that nobody else has offered to them.

So, how do I offer this service?!?

I am Glad you asked. It is a rather very simple process.

First, I will use my Blackberry Curve to take the photo.

Then through Flickr's mobile uploader, I will upload the picture to my Flickr Account.

Then, Twittergram will automatically pick up the photo and place it in my twitter account instantly exposing the new listing to the world.

You don't need a blackberry in order to do this either. You can use any cell phone that has a camera and internet access. Both Twitter, Flickr, Twittergram are all free services available to anyone for use. Try this on your next appointment and see if it doesn't help you WOW the sellers into choosing you to sell their home!

Jeremy you'll be surprised of how many tools that are out there that we as professionals don't utilize. That is a great marketing plan. I just started twittering this week-I still not really sure what twittering is. Now I need a Flickr and Twittergram account. Much luck to you on using this brilliant idea to get many listings sold. Loving this concept and the fact that you are verbilizing this to your client is huge.  Oftentimes we agents do these things without telling the client so they never have any idea how much work we do behind the scenes.

Very cool.  I'm trying to do some similar streamlining so I can make maximum use of networks like Twitter, Digg, etc. without spending all day on it.

Jeremy - Of course you got the listing!  As Margaret Woda said above - you took a swing.  And it may not have been the Twitter idea itself that got you the listing.  It may be that you demonstrated to the sellers that you are enthusiastic and creative - you couldn't wait to start marketing their home.  That means a lot to sellers.

Margaret is a winner and so are you.  Good luck getting it sold!

That is great - it's a feature I've been promoting as well (I get them to sign right then).  I just snap the photo and use twitpic and get it out there.  I'm going to check out your variation as well.

Jeremy,

I do not have a twitter or Flickr account and I do not know much about them.  However, when we go for listing appointments, we take with us our office camera that takes still shots and virtual tours and it is uploaded to our office websites and MLS as soon as we get back to the office together with other data from the listing sheet so everybody can view the pictures and all details.  They are great pictures too

Jeremy- AR is my main focus too. I upload the photo to tweetberry on my blackberry then to twitpic. Very fast. I can click on the photo and send it right to twitpic.

Thanks Jeremy for the help with twitterberry. Finally got it setup through Verizon Wireless tech support. Didn't need to upgrade. Is tweetberry the same as twitterberry? And what is tweetergram?

Jeremy - What a great idea!  Hope you don't mind if I share the idea with my Realtor partners.  Now I just need to find a good way to use it to advertise my mortgage biz...hmmm...rate updates seem obvious, but not sure if it would be effective...hmmm

I love the idea.  Simplicity is always the best.  Now I just need to make the leap into video and the internet.  I have to assume once you get over initial hurdles, video is easier than the written word.
