Buyers Be Ready to Act Quickly!!

I've been hearing it more and more...soft undertones here and there, until yesterday it hit me like a smack upside the head!!

Two Realtors mentioned to me they have disappointed clients!  What is the reason you ask?  Their Buyers had both found homes which they were very excited to be making offers on, only to find another offer had been accepted!   I am hearing this more and more and am definitely paying attention, our first time home Buyers are on the move.  They are smart, educated in what they are looking for and understand that the Market is ready for them right now.

First time home Buyers now account for about 39% of the market and have now woken up to the fact that home prices are way down, rates are still low and this is their opportunity to buy!  If you are a Buyer having thoughts of waiting for the market to "hit the bottom" please be careful for typically the only time anyone will realize we were at the bottom is after home prices begin to rebound and interest rates go back up.  We all know that at that point...the good deals are gone.

And yet another big advantage Buyers now have in this market is the Seller understands they must be very competitive in their pricing, present their home exceptionally well and quite often even be willing to negotiate.

What does all this mean for our Buyers....when you find a home....don't hesitate, be ready to act quickly!!

From the builder’s perspective, such incentives help sell homes faster, avoid price cuts, introduce available upgrades and expedite the sales process by encouraging buyers to use affiliated mortgage, title and escrow companies. Thanks Therese for the info! And I agree, people looking for a home should buy now! and not sit around and wait for things to drop even more. They're not going to get a $250k home for $20.  Plus, someone else will come along and get their potential dream home in their ideal location, while others miss out because they're ready & qualified to buy but still waiting. I say to them Carpe diem!

Nice post. I agree buyers have a large inventory of homes to choose from but if they wait they might lose out on some good deals.

Hi Takara and Gita:  Thanks for stopping by my blog!   I believe many buyers are beginning to understand how good the market is for them right now however the ones who are waiting for the "bottom"may be to late to take advantage of everything currently available to them....as we know things can change daily.  :-)

AMEN, Therese!  This is exactly what I've been going through and although it's disappointing for my clients, the big picture is that the market is certainly improving and homes are selling.

It never fails..........you shop and shop and find a home that has been on the market for months.....call and tell the listing agent you are sending over an offer only to find out others are too!  It happens all the time.  I tell my buyers this when they find a home they love and want to "wait it out a bit"!  I know they may think I am saying this to get the sale, but this is not the case!  I do not want them to have to go into a bidding war.  If the reduced priced interest them.........you can rest assure it will peek others interest as well!  That's okay, I really feel what is meant to be will be.... and something better will come along if we loose the bid............and we really need for the sales to pick up, so I am not complaining!  I am just praying this in not just a short lived rise in sales, I would like to see it stick around for a while now!
