You know the term "Beat The Bank?" Yesterday, I was able to help a seller accomplish just that by 4 days! I met this Seller only 5 weeks ago, as a referral from an attorney friend. This person, doesn`t blame anyone but herself for her predicament, they just stopped paying the mortgage and were somewhat confused. The scary part is there was $55K in equity in this particular house.
She had the home listed with another Realtor for the past 4 months, received 3 showings partially I believe because the Realtor was attempting to purchase this house on .$50 on the dollar for himself, so his entire motivation was not to get the listing sold!
The listing expired, she already went to court and they gave her 90 days to clear out or lose the house! The home is in shambles, it needs extensive work, it has a huge backyard and is located in a very Hot Area in North Miami. Needless to say we had our work cut out for ourselves. To get this home sold, involved permit issues that weren`t satisfied, the house needed a good coat of paint and fascia work on the outside. I took a chance with this seller and had her agree that I would get our Handy Man to do the repairs providing he was paid at the closing for his time and labor.
With everything completed, we listed the house for $268,000 and received an offer of $250,000 within 8 days. The offer wasn`t the strongest, but at this point you sometimes have to work with what you have. Dealing with 100% financing is always a problem, there are many hurdles or conditions in this case that need to be done prior to closing.The other agent was the Realtor/Mortgage Broker which always leads to mucho problems if you don`t stay on top of them.
With the closing date set, the real job began. I knew it would be Tight and the race to the Finish Line wasn`t going to be easy. With 4 delays and two addendum's, allowing the buyers to extend we closed yesterday.
Exhausted,I slowly got up from the closing table when all of a sudden the Seller Jumps up and Hugs Me! She`s crying, the realization that her nightmare is finally over set in and she was elated!
In our business, there are many transactions that go smoothly, you really never think about what each move means or how it effects the sale. This deal was a chess match played between myself and the bank! I Thank GOD I won!
