This was Ceil's grandmother's home - 1950's  and now in 2008. There is allot of history with this house. It was built back in the 1800's.

With this blog I will give you and "overview" of what happens on the "outside" of the home.  Some of the items the Home Inpsector will evaluate when conducting the Home Inspection on the "outside" of the home.

                           

          Roof - Exterior  of Structure - Soffit - Fascia - Gutters

          Exterior Walls & Claddiings

          Drainage (water should drain "away" from the home)  Very Important

          Exterior Electric Panels - Power line to the house - Drip Loop

          Windows

          Crawl Space

          Chimney 

          Attic Ventilation

          Plumbing Vents and Flashings

          Decks & Related Attachments

                   Optional Items:   Lawn Sprinkler

                                            Swimming Pool / Spa

                                            Outbuildings

                                            Water Well

                                            Septic System

No matter how large or how small please always have your home inspected.

    Carl - what a really fine overview, as to what goes on. On Inspection day, of the outside of the home.

    You are 100 % right about, no matter how large or small the home. Please have your home inspected.

    Your post is very good for the First Time Homebuyers, and even the 2nd. Time Homebuyers out there.

    Hi Carl... what is your opinion on inspection of highrise condos?  I have had people tell me they don't see the point if they are getting a Residential Service Contract w/ pre-existing conditions coverage.  What's your opinion?

    Hello!Good post and great advice... I even suggest a home inspection for new construcion. My buyers that did get home inspections for new construction were glad because the inspector found things that they never would have and the builder fixed everything because it was under the one year warranty.     Steve - I think it would depend on the coverage of the service contract. Does it include coverage of electrical, plumbing, appliances, heating and air? If the service contract is all inclusive and the buyer does not mind the inconvenience of any necessary repairs being made after they move in, then maybe you could forego the inspection.

    Michael - I know "first time home buyer's" are always more responsive to attending the home inspection and ask some very good questions. This is why I started this Part-1 with some general points that may help them understand what to expect when they purchase their first home. I'm sure you probable experience the same. I really like working with first time home buyers.

    Brenda - You are absolutely correct. Over here in Texas beginning September 1, 2008 if you live in a rural area you must have a minimum of three inspections on that new home. I have been doing more and more phase-inspections on new home being constructed for the last couple of years.

    Thanks Frank for taking the time to stop and comment.  I always try to spend a little extra time with the first time home buyer. I wish when we purchased our first home someone would have given us a little more direction. We didn't have home inspctors back then, not that I know of anyway. My dad was a pest control inspector so he did look out for us on the part of the purchase procedure.

    Ricki - I will try to get you a screen shot information.Ceil is working on a video for her sister and this is included in the video since they have so many memories. Both of her grandparents had beautiful old homes with wonderful history.

    No, Ceil's parents sold after the parents passed. Both houses have been sold. One is now a B&B and the other is still privately owned. Ceil and her sister have allot  of memories growing up in both of these homes that is why she included in her video she is making for her sister. Both homes have been upgraded through the years. Living in Key West it took special care to keep these homes in presentable conditon and we hope this will continue.

    Shirley - Thanks for stopping. Ceil used some of the family pic's in a video she was doing for her sister's 50th anniversary. She had the before an the after the remodel and update so I thought it would be nice to show both. She said there were lots of memories remembering running around as kids at grandma's house.
