La Mirada, CA 90638 ~  Home Sale Report ~ Market Update for July 2008 activity of single family homes and condominiums re-sales.

T he City of La Mirada located  in suburban Eastern Los Angeles County, with nearby Orange County bordering on the east side of the city. If you lived in La Mirada you would be one of approximately 50,000 residents.

Single family activity for July: Home were priced from $270,000 to $1,250,000. It should be noted of 132 homes for sale at this time only one in La Mirada is priced over one-million dollars

  • 132 re-sale homes currently for sale in the city, down approximately 10% from last month 35% from the beginning of the year. 
  • 20 pending sales (in escrow)  one-half of June sales but definitely up as compared a dozen in the beginning of 2008.
  • 37 homes closed escrow, up from 24 last month and up  from the beginning of 2008.

Condominium activity for July: Condo prices for the month ranged from $144,000 to $449,000.

  • 27 condos are currently for sale, down from 33 and 35 in Jan. earlier this year.
  • 1 pending sale, (in escrow) down somewhat  from prior months.
  • 3 properties closed escrow, compared to 2 last month and fewer than the beginning of 2008. 

CURRENT PRICING: Per Square Foot in La Mirada for the month of July:

  • Current asking prices for active listings in La Mirada ~ $302  as compared to $309 and $314 for the last months.
  • Pending sales prices in La Mirada ~  $287 as compared to $287 and $294 for the last two months.
  • Closed sales pricesfor preceeding 12 months ~ $323.

***The City of La Mirada has a 7.4  month supply of homes for sale, down slightly from last two months That's the length of time it would take to sell the existing inventory of homes for sale, provided sales continue at the same pace this year as in 2007, and providing no new listings enter the market place.

The city has been one of my favorites since very early in my early days in real estate. The city is also known for Biola College and the famous La Mirada Theater, home to outstanding theatrical productions.

 

A newer attraction for the city is  "SPLASH" the acquatics park, this is an amazing place you have to see for yourself! What fun, it's located on 18 acres of the La Mirada Regional Park. Personally, I'm a big fan of parks, and I think La Mirada Regional  (pictured lower right) is one of the best in Southern California. Best of all, it's free of charge!

Hi Lynda, another excellent report. I noticed that La Mirada doesn't seem to have much in the way of the attached homes. Or is just nothing selling in the category. Single family homes sales seem like they aren't doing too badly. As a percentage of available, about 25%. Not altogether bad though. We are working on about 10% here in San Diego and the prices are still going down some. They expect 10 % drop by years end. Then I think we will coast through spring and have a bigger than average summer next year. The elections may have a lot to do with how people feel. So it all just a guess.

Hi William ~ Good hearing from you and you're very observent. You are absolutely correct, there are very few condos in La Mirada. The city had an explosion of growth in the early 1960's, sort of pre-condo days. Since then they are a few, yet not may. One senior complex, one large condo conversion development and a few others scattered here and there.

And like your area of San Diego, yes we're still seeing declining prices too.

Lynda, what a great report!  Looks like sellers are still overpricing their condos given that the price per sq. ft. for pendings is significantly lower than actives.  I bet a lot of them are looking at closed sales ppq which is based on decisions made a few months ago.  Excellent resource!!

Irina ~ Yes our condo market is still in the doledrums. And your take on the pending numbers are also correct. Normally pending prices are not made available, yet only upon closing. Howeve we do have one fairly new report than indicates the over-all price per sq. ft. on pending (across the board in each city) which helps up stay up with what's happening.

Hi Lynda, You do a fantastic job on these reports. It's amazing to see how much the prices have changed each month by square footage. At first it might not seem a lot, but for a large home it can add up.

You have a great attitude given the decline you guys have experienced this year.  Our market was actually slightly up in July over the same month a year ago but we have a different issue. About a 20 % increase in the number of agents which cuts into that slice of the pie per agent somewhat.

Hey Trey ~ Good hearing from you and thanks for the market info in your area. So far I've heard nothing but good things about your community.

As for the # of agents, yours is up by about 20% ours is down by about (last count) 25%. I've watched the numbers of agents nationally and (even according to NAR) the number of transactions/sides is not enough to support our numbers. Even in the boom days it was that way. Everyone seems to think it's easy.
