No Kidding! Have you ever noticed that if you leave town for a vacation the phone starts ringing? Agent friends that I know and I always laugh and comment that if your business is a little slow, go on a vacation and things will start popping.  It is mostly true, I think, however, I notice one more thing.

When business is slow, don't we all really get back on track with our marketing, following up on phone calls and leads, no matter how remote they may seem.  With the real estate "stall" in my area, I have been getting back to the basics that I know always are the backbone of my business.  My first task and my last task each day is to follow up, return calls, send appropriate responses by email, or snail mail.  With fewer buyers, and more sellers afraid to jump into the Frey, I have had more time to work my plan.

I have been happy to work on mailings, make phone calls, send emails several days a week.  With 100+ degree Texas temperatures, it has been too hot to be out and about for very long.  Well, it began to rain last Thursday.  First it rained a little, and then today, it rained a lot.  It rained a lot of rain....and several of the prospects that I have planted and watered, popped up and sprouted into clients.  You see, sometimes, when it rains, it does pour.  We just have to keep planting the seeds!

I've been dry for a month now, it stormed last Wed (very bad all morning) and I pulled the desk. The phone did not stop ringing all morning. One wanted to see a listing, one wanted to list a listing, and one wanted to close a day earlier. Hectic, yes, but I miss those days and may they come more and more in the future.

May it rain everyday in my life.....lol and good blog

Dianne, it's so true.  That's probably one of the most used comments about our market as well.  I'm heading out the end of this week.  Wish me well and let's hope the calls roll in!

I took the day off to go the Valley Fair (amusement park in MN)...I only had about 6 messages to return and I would say only 1 was urgent.  Thats the extent of my vacation.

Your post made me laugh.  I took two vacations in July this year ( after many years with no vacation ) and of course, I had one offer come in on a home that has been on the market two year WHILE I was in the car on an 11 hour drive home from my first vacation and another offer come in WHILE I was in the car leaving town ( a six hour drive ) for my second vacation.....go figure!!

I have found that no matter how well I try to plan my escape, 35 emergencies always come up within 2 hours of me having to be on a plane.

What you say though is very true.

Going back to the basics helps you appreciate how far you've come.  Early in your career, you probably had nothing to do but to focus on the basics.  Then you got busy and some of the smaller things got pushed to the side.  If you were not good at what you do, you wouldn't be in busiess anymore.
