We just got a call from one of our sellers that we have listed as a short sale in Port St Lucie Florida. They were just served with foreclosure papers. As soon as the foreclosure process became a matter of public record at the county clerk they started getting calls and direct mail from all these people who suddenly showed up in their lives to help them.

There are so many scams out there, be careful.

First of all, DO NOT LET ANYONE IN YOUR HOUSE THAT YOU DO NOT KNOW!

In our sellers' mailbox someone had put a flyer that was handwritten and copied. This flyer said that this person would take over the sellers' payments no matter how much they owe. They would just come and assume their loan no matter how much they owed.

We are so glad they called us and faxed us this scam.

Do not sign a quit claim deed to someone else, a quit claim deed must get recorded in order to be in effect and as soon as it is recorded your lender will know that you passed along the title.

Then they will call the loan due. Your mortgage is highly unlikely  assumable.

Paying your payments for you? I highly doubt that too! What this scam is; they get you to quit claim the deed to them, then you move out of the house and they move in. They do not make any of the payments you owe nor do they make any current payments.

And then you end up in foreclosure anyways! There is a lot of stress in your life right now and you want to believe in these remedies but think about it sensibly, why would anyone pay more than what your house is worth?

I would agree about not signing over the deed, but there are strangers out there who have other options and would be good to talk to.  I work with a couple of these folks and they really help people, some times they make money doing it and sometimes they do not.

Katerina, Great advice. I had a young man call me a few months ago that had his best friend sign over the deed of their home to him and did not know what to do now!

Good advice guys! Desperate people do desperate things. Most home owners never heard the term short sale or deed in lieu etc.... now that they themselves may be in trouble, they can easily fall for scams. The general public needs education about what is going on these days! You guys are doing just that.

Good post. Unfortunately, tough times bring out the bottom feeders and the foreclosure bail out scam is one of the worst. There are legit people that can help, but there are also crooks.
