I'm new to the Real Estate world as of January 07.  I am getting a real world education quickly but am wondering what your best advice would be for us new folks?

Second question - what's the best way to stay in front of your circle of influence?  What has worked best for you?

Final question - got any suggestions for getting hooked up with a builder?  Where I live there is a building boom but it seems like 1)All the builders are taken or 2)Builders hire their own salespeople now.  Getting connected with a builder here is a good way to ensure constant listings, but knowing how to make that connection is difficult.  I don't want to appear to be begging...Suggestions?

You must be diligent about lead generation. It is your most critical item to stay in business. You need to put in 2 to 3 hours everyday, or its GOODBY. Don't get bogged down with stuff. If you are not working on leads your wasting your time.

I agree with the other two ahead of me.  Also as much as you stay up with your circle or sphere of influence...be ready even though they are the ones you would expect to come to you, there will be a few that just "forget" that you are in real estate.  I contact my sphere once sometimes twice a month and it happened with 2 out of 75, not too bad of odds but you would think (or at least hope) for 100%.  Once with a monthly recipe card and sometimes a follow-up email of market conditions or loan rates.

I would say "Good Luck" to you, however after just finishing my first year, I know LUCK has absolutely nothing to do with it.  How about this then... I wish you all the best this business has to offer!!!

I know an agent who has built a business sending short personal notes to people.  He mails 5 notes a day everyday.   People appreciate a personal note because no one does it anymore!   Find reasons to send notes.  It will payoff in big dividends.

Bob, all the above suggestions are great and I could go on and on with them but I'll address the builder question. Join your local Builders Association. That's the best way to make those connections. Yes, there will be competition and many of them are already represented but around here, most builders are changing agents every 1-2 years so there's always opportunity, it's just a matter of them knowing and trusting you. Joining the association they work with is the best way to get in front of them. Join and get active! Volunteer whenever possible and they'll recognize you. Good luck!
