Look at Those Prices!

In 2004 people around these parts (that's the Phoenix metro area for anyone new to this blog) found that there was an abundance of homes from which to choose.

Houses were affordable and the selection was tremendous.

Then came the boom. For the next two years the affordable selection dwindled.

What do I mean by affordable?

Affordability has a nuanced meaning. For you, it means anything that fits your budget. For the market it includes any home that the average resident can afford.

When the average home buyer is able to purchase the average home the market is at equilibrium. When the average home's price is too expensive for the average home buyer corrections tend to follow.

Welcome to the correction.

For the home seller- this is not great news. Such times encourage lower sales prices.

In Arizona home sales have been maintaining or rising over the past few months. Homes are selling at prices lower than the past few years. Though this may be of concern to sellers it's welcome news to the buyers.

Houses have become affordable again. This is not just true in Arizona; it's part of a larger trend. If you're on-the-fence, it's time to take a look. Here are some of the perks of buying in the next month.

  • A variety of loans that offer low rates and low down payments.
  • Builder incentives for new construction.
  • Federal government tax incentives.
  • Low prices.

Affordability is one key factor that is springing the lock on market turnaround.  When Average Joe can't afford a home, there is a significant part of the population shut out of the mix.

I remember using a cash register (many years ago) like the one you pictured here!  Loved the feel of pushing those buttons.. and the term affordability is very appealing as well.

Chuck, the issue with "affordable" housing is that people can afford to buy them, but have a tendancy not to stay in them because someone offers them more than what they paid for it and all they see is dollars. I can remember back when a neighborhood did not change over often and new people were not moving in each and every year.

Kent- That is one very nice thing about the correction. Those who were frozen out of the process are now more able to own a home again.

Susie- I love the old school registers... used one in my day as well.

Danny- You make a good point. The move-up frenzy put us in an odd place in the past few years.

Chuck- we have a similar situation in Central Florida.  Titusville's prices soared in 2003, 2004 and well into 2005.  In some places prices virtually doubled.  The ebbing became evident in August 2005.  The year closed out just fine, but the listing side of the board started getting longer and the sales side started dwindling.  It's been a long 3 years with prices now back to what we saw in 2003.  In my area buyer's, (thanks to the media) are of the belief that prices can still go lower.  I wouldn't attempt to predict except to say that attitude will prevail until inventory drops from record highs.  Meanwhile there are some fantastic buys and the smart money is choosing carefully.  At some point in the future they'll be happy they did.  It really is a great time to buy :-)
