ARMs can be a great financing vehicle for the right person.

For example, if you are pretty sure you will sell the property within five years, then a 5/1 ARM is perfect. You don't need the extra 25 years of rate security so why take out a 30 year fixed rate loan? Some investors use ARMs because they like the low rates and are not terribly worried about interest rates going through the ceiling. Of course, there is some risk associated with such a strategy, and you must decide if ithe risk is worth it.

My advice to you is to consult with a financing expert and have her lay out the complete gamut of new loan products available in today's market. This will allow you to choose the right product that meets your objectives.
