I am a full time Realtor, but manage to squeeze in an appraisal or two most days, because I am good at determining the value of a home and I like to stay current on neighborhood trends throughout the Denver Metro area (yes, I work more than I should).  One of the trends that I have seen for far too long now is that property values have generally been going down.  It is a reality.  The other reality is that you may be getting taxed on an assessed value of your home that is far too high.  A $250 appraisal can be used to dispute your assessed value and ultimately save you much more than $250 in taxes each year.

I swear the state of Hawaii saw the drop in the market coming. They went around and did assessments, then by the time everyone got what the new assessment would be the assessed value was higher than the actual value.

Thanks for checking into my post Patrick...man, you have to wonder about the timing.  If I could appraise in Hawaii, I'd love to help.  If I were in Hawaii, I'd also go to the beach.  All the best!

In Floridathey determine the value as of January 1st but don't send the bill until the end of September and you only have a few weeks to dispute it.  From what I hear it's a hassle... as to be expected when dealing with the Govt.  Definitely worth it though...

Everyone should dipute it!  They certainly had no problem hiking them when values were increasing and now you have to fight to correct them!

Stefan,

  I would have to agree that the assessed values are not correct most of the time they are far from correct. The other thing I have noticed is that the information on the home is not always correct ( example they show my house as having a Fireplace and the square footage is not correct) this could work for me or against me.
