How do you find buyers?

question markI should probably start things off by saying that I am not a real estate agent by trade, I’m an investor.  I’ve never had any experience finding buyer for listings.  Recently however I have been getting the feeling that the advertising I’m doing is not enough.  I know that the buyers are out there but I’m not sure how to find them.  So my question is what works in your market?  How do you find buyers?

1.  I use both Postlets and Vflyer which brings my Craigslist posting to 4x a week per listing.

2.  Of course I have my website www.vizionkc.com

3.  Flyers at every property.

4.  MLS

5.  Realtor.com, Trulia, Zillow, Yahoo, etc

6.  I make a YouTube video of every property.

Without sounding like I'm trying to get a listing ( I'm not even in the same state) You need to call on some excellent Realtors in your area. Many buyers seek Realtors out when they decide to buy because they want representation and expert help. They start by looking where Realtor's advertise, where as most would never find your advertising, unless you have managed to get into local real estate publications. Google " buy a house in (your town)" "(your town) real estate" "homes for sale in (your town)" etc, and see what the top 5 choices are. They are probably real estate industry websites or maybe individual Realtor sites. Contact someone who is ON this sites. Find a great Realtor and they'll earn their commission in the savings of your holding costs as opposed to waiting longer to sell. Good luck!

Are you using a flat fee brokerage that gets your property on the MLS, but no other services, or do you have a real estate license yourself?

Toni--- When we decided to become serious real estate investors I went and got my license that way I could have access to MLS and see local comps myself.  When I type in Kansas City Real Estate your right I see a few of the big brokerages in the city such as Prudential and Reece and Nichols.

Find a great Real Estate Agent you believe you can trust and upon whose advice you can rely and work with them. It remains one of the best ways to get buyers. In our area, builders court Realtors all the time because we bring them 70% of their buyers. It works, hire a great Realtor to help you.

I'm with Sheila...what you are looking for is why we are here. I understand that you have your license but you say you are not using it as a real estate agent. In this market, it takes every ounce of creativity an agents got to sell a home. Unless you are in the ditches every day, you can't know all of the ways we promote a home...because it can vary from home to home. I would suggest you contact a Realtor you can trust. Work out an exclusive arrangement that might work well for both of you. That is my best advice!

If you're doing all the marketing you can including the things you've mentioned, all of which are great ideas, and you're still not moving your homes or getting buyers to your homes....I would think that you're not being aggressive enough with your pricing. www.kalebkunz.com
