Do you know where your listings are?

Several surveys show that 85% of the home buyers today are on the Internet doing their research prior to contacting a Real Estate Professional.

There are so many web site destinations that your listing can be posted on.  Some are more automatic than others but you need to know and you should discuss with your seller as part of the listing presentation where there listing is posted.

Your listing goes to Realtor.com with the placement in the MLS.  Many of the MLS's are also sending data to other destination sites like Cyberhomes.com and then Cyberhomes.com syndicates the listing to America Online Real Estate.

The major Real Estate Companies like Keller Williams, C21, Coldwell Banker, Prudential, Weichert, Real Living and many others send their listing data to the Cyberhomes, Zillow, Trulia, Google Base, Yahoo and more.

Even the real estate publishers like Homes and Land or Real Estate Book have destination sites and they too syndicate the listing.

Then you have the single property domain sites like ListingProducer or vFlyer -- they allow agents to place their listing on the Internet as a single property flyer with syndication to other sites.

Do the research -- know where your listings are going and more IMPORTANTLY when you do get a call or email -- ASK the consumer how they found you or the listing.  Get to know what sites work and what ones don't so you can focus your time where you get the biggest return.  Make it a profitable day!

Great Post Scott, but I have experienced asking people where they saw it and having no clue. There are so many sites, and they don't come off,or change the listing after it has sold. I get calls from unknown sites with my listings from 4-5 years ago pop up every now and then.  But I like your idea of trying to track how far out the listing does get syndicated out by other sites. Thanks for the post

Syndication is great as It allows max exposure. I syndicate through my web site and then my company sends it to Realtor.com

I had an irate seller call me about the AWFUL photo of his house he found online, I went and looked, it was a photo of the front of the house that I NEVER took, their car was in the driveway and when I went to take my photos they have already moved OUT.  I called the seller back and tried to gently explain that, he was amazed, as I was.  Go figure? I don't know where the photo came from.

Anthno Pang -- I totally agree -- too many times listings aren't taken down after they go into a pending, sold or expired situation!  Good comment and it stresses them importance to stay on top of your listings.

You definitely want to know everywhere your listings are being advertised. Like Scott said,too many times old listings are still in the system and people don't know that the listing has sold,expired or been withdrawn. Great post.

It's nice to see someone as an advocate for online postings.  It's so vital.  You keep mentioning all the agencies that are syndicating their listings to other sites.  I recently took one of our listings and tried to get a list of all the sites that it was posted on.  I stopped counting at 20.  

@ Gerard:  I don't think I've ever heard of a 4-5 year lag time, but I guess it happens.  Still, you got a phone call and an opportunity to talk to an interested buyer in the area.  Bravo unknown, VERY slow, web site.
