The statistics are out for the month of July for the Triangle area of North Carolina. And in almost all areas, sales are down a bit from the increases we had seen in the months of May & June, quelling any hopes for a summer surge, as we had seen in previous years.

Sales were down slightly with 1316 homes sold as compared to June, when 1484 homes sold. However, June of 2007 saw 2279 homes sold.

Sellers can expect to see their homes sit on the market a little longer now at 84 days as an average before a home is sold, as compared to July of 2007 when it was 63 days.

Finally, the months of inventory seems to be holding slightly, with 6.9 months of unsold homes available. If you're a glass is half empty type person, you could say that it's TWICE as bad as last year, when there were only 3.8 months of inventory. If you're a glass is half full person.... YEAH! it's better than in December when there were 9.6 months of inventory.
It looks like a great time to buy a house! Raleigh and Wake County are still great areas to live and go to school.
