I spent two hours on the phone with Countrywide Short Sale Department yesterday--no, I take that back, I spent hours ON HOLD attempting to speak with a negotiator for Countrywide.  I did speak with FOUR different people, and the first was actually trying to put me through to the negotiator, Norberto Canno, who does not answer emails, btw--in case you've tried the suggested First_Last@countrywide.com email format. 

I have followed all of the prescribed practices on submitting shortsale offers, the package, especially the SECOND package I submitted (now, here's a clue--do NOT attempt to submit a second offer when there's one in mitigation!), was complete and more than that, however--no contact from the negotiator.  Each time I call I am asked if I'm authorized on this account, which I am and have been for six months and at least 30 phone calls.

  • We got the appraisal--twenty thousand over market.  (moving along...)
  • We were assigned a negotiator (Norberto Canno) (hey!  she thinks--this really works!!)
  • Countrywide countered at the appraisal amount.
  • I sent a flood of market information refuting the amount of the appraisal--no response.
  • I call every 7-10 days, as recommended, to check for account updates.
  • I come within a hare's breath of getting the file escalated, until lo-and-behold, the negotiator did actually noted that the file had been sent for FNMA approval.  That was over a month ago.

But wait--there's MORE...

I just started the process with a SAXON serviced mortgage...

I'm really sorry, Mom!  Whatever it was I did wrong!!!  :-(

Anyone else having FUN with Countrywide or Saxon?!?

I feel for you! This is an historic time in the real estate market and rules are being written as they go along. I don't envy your position withh those two...

I have heard Saxon sucks in every possible way lol... Countrywide seems to be doing good in this area with getting these SS's done because they are losing their butts out here and don't want to sit on them while waiting for the foreclosure to go through and just cutting their losses.

I have worked with both Countrywide and Saxon recently from the capacity of a lender.  Countrywide has not been any help.  Saxon on the other hand postponed a foreclosure sale date THREE times.  when we were processing a Reverse Mortgage for a 90 year old lady in Sacramento, CA.

Plan to wait more hours on hold and many more weeks (maybe months) -- we fortunately just closed a similar one like you described last week -- after NINE months !!! .. 7 negotiators, 5 appraisals and more hours than can be counted on the phone ... or as you say, waiting on the phone. Best of luck ... short-sales are certainly not short!!

Chris, I would have thought they would be more responsive as well, but I think part of the issue has been getting caught right in the middle of the BofA buyout.

An update, for anyone following Saxon or Countrywide short sale stuff--I finally spoke with my negotiator at Countrywide!!!  He was very nice, and related that my clients' property had been one of a block presented to the investor (Fannie Mae) for a mass approval/rejection.  This experiment was a failure, and now the negotiators at Countrywide are having to go back to reviewing one by one.  He has agreed to order another BPO, since the appraisal was so far out of whack, and once that happens I feel confident one of the offers on the table will be accepted.  Wa-freaking-HOO!!

Saxon:  I have only just begun my journey with Saxon Mortgage--a 59-page package has been presented, and now begins the process of finding someone to talk to me!

I can relate to your pain, with both Counrtywide and Saxton are challenging to work with and to get results. You have patents and be persistent with them.
