MARKET TREND ANALYSIS:
The numbers for the Levittown School District are down from 2007, but have held steady throughout 2008. The July numbers are about the same as the first quarter average of this year, and slightly higher than the second quarter numbers. Overall, the best sign for homeowners is that there were more closings during the month, and the lowest new inventory of the year. The average days on market improved overall, and is lower than most surrounding areas, and the ratio of sales price to listing price remained strong.
CONCLUSION:
While there is a decent amount of inventory available in the Levittown School District, homes are selling relatively quickly, largely due to the fact that homeowers are now pricing their homes for the current market conditions. Homeowners should be mindful of the fact that there is competition on the market, and should continue to price their homes to sell. Homebuyers looking to move into the area, particularly first-time homebuyers, must realize that properly priced homes sell fairly quickly. Any homebuyer that is waiting for the media to declare a market "bottom" before making a purchase is likely to miss out on some great buying opportunities.
