MARKET TREND ANALYSIS:
The July numbers for the Hicksville School District continued to show improvement. Inventory grew at a slower pace, and the average list price and sales price rose. Although the numbers are still lower than July of 2007, it is only by a very small margin. The average days on market improved slightly as well, and the average continues to be lower than many surrounding areas.
CONCLUSION:
The market in the Hicksville School District has held steady or showed improvement all year long. The decline from 2007 is negligible. The inventory numbers are higher this year, so homeowners should continue to price their homes to sell. Homebuyers that are waiting for the media to declare a market "bottom" should keep in mind that homes that are properly priced in the area are selling fairly quickly. Waiting to buy a home in the area may very well result in lost opportunities for homebuyers.
