There was a house I worked on in June.  It came on real late, so we were all most anxious that the thing get seen by every relo coming through.  (We have no summer market here; everyone's away.  Relos are it.)

It's sold now.  In 84 days for $1.2 million and change.  The clincher?  A $5,000 shopping spree at a very high end Mall here.

What are other folks finding is working in this market?

Barbara Corcoran talks about taking the average price of 3 comps, and then offering your listing at 10% less for 24 hours....no, surely I have that wrong?

Other folks are offering flat screen tvs, theater set-ups, outdoor bbqs, etc.

What do buyers really see as a value- added?  After all, as one of my favorite realtors says, "buyers will only buy when they perceive value."  We stagers are consistently propping up and illustrating the value.  To push a tepid buyer over the edge, what might be clever  today?
