Ray, I'm amazed at the people who fill out my form but then fail to put down those key items that you mention.  I had a search the other day that came up with 750 homes.  I had to email and tell them they needed to narrow their search criteria.

It is true, with this small information we can have more tools to help them and give them what they really want, a better service and no more hassles for them. 750 is really crazy, I do not know what they were thinking. Ohhh God, I felt guilty now, I forgot a gift since my abstinence. Hmm....

of course that is a great reminder, not for us, but for home buyers for sure :) there are some new first home buyers that they do not know what they are thinking when they look at homes, no offense, but it is true.

Ray - Price range is also important. I have had people fill out an on-line form leave out this key piece of information. With so many homes on the market now the number of listings that would match their criteria would number in the hundreds. I then contact them to narrow down their search range.

Oohhhh Yes, I skip one of the most important for some reason :) it is there now, but yes we need to do everythng on our hands to narrow the information and help them better to find their needs / wants.

Great article. - I cannot stress enough to anyone who is buying a new home from a builder to use an agent. These contracts are more complicated than standard purchase agreements and buyers need someone (besided the builders on-site sales rep) to protect their best interests.
