Selling a Home in Colorado

As a seller please be realistic when you are selling a home in Colorado, I did a summary for some ammenities that a Realtor would like to have handy when asking to his/her client about the Colorado Home, a MUST /EXTRAS that a colorado seller needs to fill in case that you as Colorado Realtor receive a comparative market analysis request by email, Fax or Phone and of course you have not been on that Colorado home before, then with the help of your Colorado Realtor and with the proper comps, you as a Colorado seller can get an agreement with your Colorado Realtor to set up the listing price.

Be realistic when you are selling a home in Colorado, that's one of the main reasons that a home can settle for some time on the market, the listing price and the condition of the Colorado home.

Hi Ray, This list would not work so well in Southern California, we have no basements, lol. Well I am sure someone does somewhere here but for sure they are not common. Walking Walk-In Closets though would be very popular though. What's Concessions Paid on Net sale? and After Concessions? Not familiar with those terms here.

Hi Ray, a great list for sellers and buyers so the real estate process can focus on the needs and wants issues of real estate.  Many comparisons are made before the sale.  One way to make sure your home is considered by buyers is to have all the properties features and benefits available.  Great post Ray.

Ray  - What a great tool.  I think it is often important to illustrate to a seller how their home compares-- not only in price, but in amenities as well.  Hope all is going well for you in Colorado -- one of my favorite states.

thanks :) yes, specially sellers should compare homes in the same subdivision and then decide, check the Active, Under Contract, specially the sold ones and see if they have the same stuff. everything count these days :), well to tell you the truth, a little of everything haha.

I agree, here in colorado we have a property disclosure, so that shows many things, but the good thing is to let know your client ahead where is she/he standing when they are thinking to buy or to sell. :)

Hey Ray! Great to hear from you.  I really like this list. Seller disclosing everything that they know about their house will prevent complaints and possibly a lawsuit from buyers who later discovers something that was not disclosed in the listing agreement before they brought the house. Great post.

thanks, and it is better to know where they are standing when they are selling a home (sellers), because some are unreal about to set the price and they do not know that you can see, so a home can be appealing or not. , I appreciate your comments / support, keep the good blogs :)
