Matt, I have seen this market before, we will probably see it again. It is the cycle of real estate. It needs to adjust the number of agents and loan officers. It became an easy job and everyone and his uncle jumped in to it. With fuel prices so high, people are not doing much of anything. Car dealers, construction companies, newspapers, restaurants and others, are hurting. It needs to correct itself, by people making themselves live within their budgets. Once more people can accomplish that, and they (the US Congress) stops taking vacations and work on our country's budget and fuel resources, we will turn into an easier economy. I've said this before, we pay for their fuel, and probably their cars. They have no idea how much it is impacting our economy. We need to pay attention to those in the US Congress who are looking for our vote, yet, are not paying attention to their job, or who put them there.
Matt, thank you for the snapshot on Hamilton Mill. I inspected a regular Realtor listed / owned by seller property in Hamilton Mill yesterday. The frequency of home sales and resulting home inspections for inspectors is definitely down from 2007 numbers.
I understand the ripple effect in industry. Whereas GA once had a good number of manufacturing plants in several sectors including automobiles, electronics, fiber optics, textiles, etc., when those industries go offshore to produce, it leaves an entire service industry hanging.
We are evolving into a service based economy. Many employers in this new economy are small business employers. We keep the economy going so I say to government "don't tax me to death!"
