You can no longer be reactive in todays real estate market, you HAVE to be proactive. Last week I went out circle prospecting with an associate of mine to an area high in rental property with hopes of finding a few buyers. The prospecting went well, but I would have never expected what I got from a friendly wave to a family standing out in their yard.
As I was getting ready to leave the neighborhood, I passed a family out in front of their home playing with 2 cute puppies I waved and they waved back. I just adore labs and they had 2, one yellow and the other black. As I passed I told my associate that I needed to go back to that house. I turned my car around and drove back to their home. I walked up to the woman and said to her that I just had to come back and take a look at her cute puppies. After speaking with her and playing with the puppies, I let her know that I was in Real Estate and handed her a card and told her if her family was in need of any kind of Real Estate to give me a call. At that moment, she told me that she and her husband were getting ready to sell their home. I immediately set up a listing appointment for the next morning!
Their home was listed and on the market by twelve noon the next day! Being proactive is what helped me get the listing.
