Friends as Clients

We all know that when you first start out in real estate that you should try going to the people you know who maybe looking for property or wanting to sell to get your feet wet.

Has anyone however had a bad experience with working with a friend in real estate?

We have had a lot of good experience with working with friends but it is harder to work with friends then it is to work with complete strangers.

You have more invested in a friend transaction. I mean you can end up not being friends in the end if it doesn't go as planned.

I was just curious if anyone has had a bad situation with working with friends. Any advice when working with friends or maybe the advice is not to work with friends?

Thoughts please.

There are two sides to this dilemma. many prospects later become friends and many friends do become clients. When things go smoothly- everyone is happy. BUT, more often than not, someone is looking to put their hands in our pockets! Things don't go as anticipated, etc.

I've heard it said more than once; "Don't do business with family nor friends".

I've had an experience where family has not done business with me. They listed with someone else and purchased with someone else. Personally, that strained our relationship more than actually doing business together and having a bad transaction ever could.

Mott- Thanks for the comment I have heard that too but it so hard to not do business with friends or family because you feel that it should be a no brainer but alot of times it does not turn out that way.

Ryan- I did not think about that but yeh it really hurts when a family member does not go with you I mean come on why wouldn't they? That just blows my mind
