For you guys doing BPO's who are sales associates, do you have to split with your broker?  As I sign up with the BPO companies, the registration asks those questions:  E & O Insurance info, faxing a copy of the license, who do they make the check payable to.  Not having done a BPO yet, I figure you have to split with your broker.  Any help in the Rain?

I split with my broker 50/50. We use her name on a lot of stuff though because she has more years experience than I. Some of the companies wouldn't deal with me b/c lack of experience. But we use her info-e&O insurance and things of that nature.

My broker was kind and let me keep the majority of the money as there are very real, very high costs (gas, wear and tear, time, etc.) involved in doing BPO's.

You may want to ask your broker if you can work out something else for BPO's.  On here I've read about agents paying their broker a flat fee per BPO (for handling the payment, potential liability involved, etc.) and I've read where the broker gives a more favorable split on BPO's only.

The argument I've seen made on Active Rain is that it is simply not worth it to do a BPO unless being paid a majority of the fee.

Of course, if your broker keeps you on the same split as you get for deals, they likely have very valid reasons for doing that, too.  Just as when you complete a transaction under a broker's supervision and they are responsible for your work, the same is true for a BPO (a VERY BIG consideration).

The best thing to do is speak with your broker.  Do a search on Active Rain for posts that address this very same issue.  Also, scour the web for information.  If you explain your costs in completeing and BPO and that the main goal is to earn a listing (which is why I did them and still do them for free for clients who give me plenty of listings), which will benefit everyone, they may understand.

Just please do not be upset if your broker will not give you a better split or charge you a "per BPO flat fee," as they have to protect their business.

It all comes down to the brokers availability to do it.  For instance, between five to seven agents, my office will sell at least 500 homes this year -- so BPO income is not a vital income stream.

You won't know unless you ask...

I won't do them--too much work for too little pay. Someone called this week and offered $75 for a BPO. When the paperwork came over it was ridiculous. if I split it with agents, they'd be practically working for free. We discussed it in the office and won't do them. PLUS we saw a huge percentage that NEVER PAID US! The ones that did pay took weeks to send us checks.
