I work very hard everyday on developing long term leads. in order to fill my pipeline and keep it full. I will admit I changed strategy's over almost a year ago and am just now starting to reap the rewards of such a decision. My buyers that I took on during the last year some of which I have been working with off and on are now starting to buy. While others have passed over these buyers I have stuck it out. I had two contracts last week from such buyers. Now on the listing side persistance and patience win out. I have watched a number of listings and a few weeks ago one finally expired and sure enough when approached he listed with me. Well, why not I sold his neighbor his townhouse and sold their old home in record time.
Everyday there is a longterm lead or potential referral out there. How you react to daily meetings and deal with the people you come in contact with will determine your future business. I see so many agents out there acting as if there is no long term. I can draw one reference and that is the restaurant business. When I was much younger it is the difference in working in a tourist environment and a small neighborhood. In a tourist restaurant they usually do not care about your happiness, or your return business theirs is simply a "churn and burn"operation. Simply fill the seats and then collect the bill. Now in a neighborhood location customer service and happiness is KING. You are wanting them to return. You have to keep them happy to think ahead. Because if you do not then you will not be able to pay your bills when they do not come back in. Also restaurants live and die off of the best marketing there is; word of mouth.
