We are finally receiving our SentriLock, REALTOR® Electronic Lockboxes.  Next week I will be receiving delivery and training on the long awaited devices.

This will give us more control over who is accessing our listings, while keeping a log od its use.  When an agent makes a showing appointment and does not show up we will have a log.  If they come back later, yup it will be in the report.

This new system will give sellers more peace of mind.  it will also improve the process for showing listings.

In the last month I had three closes of listings where the agents gave my code to their clients to let them get in on the closing day, rather than going out and presenting them the key.  In one case the buyer took my box and I had to demand their agent get it back.  I had to change the codes on my other listings now that my code was shared so freely.

Now that will be a problem of the past.  Agents will need a smart card and a pin number to gain access.  If I agree to let their clients enter, I can issue them a one day code that will allow them in that day only and they will not be able to remove the box.

The agents who have not bought into the system will find they will be behind the rest of us and soon their clients will be demanding they get up to date.  The smart card will also serve as our Board of REALTORS® identification card in the future.

Once I get them on my listings I will post an update of how the conversion is going.

Randy, I am almost surprised that electronic lockboxes are not mandated by the industry yet. As you mentioned, it is peace of mind for all of the parties and offers a log. I wonder how long the old lock boxes will be allowed to be used?

I don't expect you to be able to see my point exactly because your in another world but:)...

I'm in Broward and this is a big dispute both here and in my area. I wrote a post long ago about this and most of the answers were that their listings are all vacant and didn't have a need for them. We pay currently $110 per for those laser guided boxes. I use them but when I run out I use the combos. Here's the thing...if you use the ELBX...it's more secure and it keeps a record of all showings and you can even set up a showing. This way if anything is stolen or destroyed...the listing agent has the buyers agents code and time they showed the property so you can see who the last person was in the home...my clients love this feature but the problem is in Dade County their agents and brokers do not support or buy these boxes for some reason and it becomes a problem when the agent doesn't read the MLS and sees there is an electronic lock box and then they say...oh I don't have one and my brokers box is out or broken so then they won't show unless I come running to meet them and I ain't running out there when half the time they never show up.

Libby - It was a NAR directive of some type that prohibits us from requiring them.  They will be optional for our Board members.

Neal - Our boxes have the ability to operate like the old non-electronic also.  I can issue one day code to a non-participating agent and it will still keep a log of when they entered.  I can also issue a 30 day code to a contractor doing repairs to the home.

Randy - we have the Sentrilock boxes and after getting through the conversion last year I have to say I am pretty pleased with them in terms of the automation, tracking, ease of use, updating, and more.
