Lisa Dixon, of Re/Max Elite in Kenosha, has sold four homes using Zing Ding's Real Estate eCards, which allows step-by-step design creation of a listing, including borders, music and lots of photos. The eCard can be posted at numerous outlets like Realtor.com, craigslist, MLS etc. and functions similar to a virtual tour and or website.

Dixon began using the service six months ago and found that the artistic presentation attracted a different population: those casually shopping for a home. Yet they ended up making an offer, pulled in by a home's character, a dimension not always able to be realized by a listing sheet or a drive-by.

"Sometimes the outside of the house may not be pleasing to the eye," she says, adding that sellers like the eCards, too. "They like the image it portrays of their house."

"I really like them because I can get them out to Realtors without having to print everything out and then mail it," Dixon says. "By the time it gets to people it's been a few days."

Can you do something besides emailing it?  Can yo post it on a website or blog or in the mls?

Most agents (and I am one of them) pretty much delete listing promotion emails at first contact without viewing them.  I like the idea, but not emailing them.  I'd like to post where a buyer can access it on the flyer that the pick up at the sign or in the house.

It functions just like a virtual tour or website with the added benefit of it being viral by agents, sellers, buyers being able to forward it on.

August, I too have found that my e-cards in the past have been deleted even by trust friends and associates. I  was very impressed with the format and the music. I just can't afford to be placed in the spam file. Any thoughts...

Hello all and thanks for the feedback. The email aspect of these is really just added bonus, where buyers, sellers can forward on to friends, family, contacts etc. Not really meant as the main method to market these. They function exactly like a property website or virtual tour and can be embedded in other websites, added as a featured tour on Realtor.com, craigslist, mls etc. Difference is if potential buyer clicks on it as they would a vtour, they are much more likely to stand out and grab their attention and... "tell the story of the home". I do see a lot of agents "forwarding" them on via email as follow ups to showings, but not as an agent to agent mass email blast.

I like the idea of using this as a follow up, but agree that emailing listings is a good way to make friends enemies.   Will look further into Craigslist applications.
