Considering the market having only two listings not sold isn't to shabby.  I really blame myself.  I let the sellers set the price higher than I thought it should be.  You know how many sellers think their home is the one.  I let them do it because they were only a small amount above what I thought was a good price.  But what happened in the next two or three months the prices fell 5-10% and they were then way to high.  Finally they lowered the price but they were in a catch up mode the rest of the Summer.  Now the buyers for the most part have come and gone.  I even have urged one to withdraw the listing and wait until next Spring.  Nope can't get him to do it.  Oh well.

This is a tough situation.  I have taken one or two higher than I knew it should have been.  I told the sellers, we could try it for a couple of weeks, but they needed to be ready to move the price if the market rejects it.  In one case they help their guns after agreeing to the strategy.  That was my first listing that I took off the market.  The same client had me sell another property and they followed my advice.  We sold fast for top dollar.

I believe there are some folks that need to fail once to fully understand reality.

Many sellers have been chasing the market down but fail to do what's necessary to get out in front of it.  You're not alone in dealing with this issue.

I would guess John that we all have these types. I still could promote but I would not spend alot of ad money on these types of listings.

Hi John, it is one of those issues that has to be addressed up front and if the market rejects the listing price by not have any showings or interest...price is the only thing that can be adjusted.  Nice post and your are right two isn't bad.  Nice post John.  Liked the music choice too!
