With so much being written about foreclosures nationally, it is time to put aside rumors and report exactly what is happening with foreclosures in Tallahassee. Rather than talk in general, this blog will report exactly what has occurred in Tallahassee, thus far this year.
Tallahassee Foreclosure Rate
The first thing to understand is that every state has different laws on how homes are owned and mortgaged. When one state says a home has been foreclosed, it might not be exactly like a foreclosure in Tallahassee. For the purpose of this blog, I will be reporting that “foreclosures” have occurred once the Lis Pendens has been filed.

As we can tell from the graph of foreclosures in Tallahassee, we have been seeing just above 100 foreclosures per month. As I do not have access to Lis Pendens filings from before 2008, we will just have to use this information going forward.
Avoiding Foreclosure
These trying times have caused Century 21 First Realty to develop new specialties. Some of these include:

The following table shows the foreclosure (lis pendens filings) activity in Tallahassee subdivisions for the calendar year 2008. It is sorted with the subdivisions having the most filings first, down to the least at the end.
